Full-Home Renovation inNice
The finest apartments in Nice were built to be lived in for a century, with high ceilings, deep mouldings, parquet and cement tile, and services that were modern in 1900. A full renovation here is a question of judgement before it is a question of work: what is kept and restored, and what is taken out and remade. We answer for both under one contract.
Finished and empty, before the keys
What Nice Asks
Deciding what stays
Mouldings, doors, cement tiles and parquet are worth keeping wherever they can be saved. What is there is recorded before anything is demolished, and the scope says plainly which pieces are restored and which are replaced.
A century of services, renewed at once
Wiring, plumbing, climate and light are replaced together, behind walls that go back up looking as they did. Doing them one at a time is how a home stays a building site for years.
The building has a say
In the protected quarters and along the Belle Époque front, what happens at the façade, the windows and the roof is not yours alone to decide. That belongs in the written scope from the start, not in a surprise halfway through.

Under One Contract
Six disciplines, one signature
In Nice a commission is usually a period apartment, and the list below covers what is restored as carefully as what is replaced. All of it sits inside the same contract and the same fixed price.
Full-Home Renovation
Strip-out, structure, first and second fix, plaster, floors and fittings. The whole job under one contract and one date. We draw the scheme with you room by room, specify every finish, then sequence the trades against it and hold the programme.
Stone & Bespoke Flooring
The subfloor comes first: levelled, underfloor heating run, screed poured and dried to a reading we take ourselves. Slabs and boards are chosen with you, then laid to the room's own lines: marble, travertine, herringbone oak, sealed and finished on site.
Kitchens & Bathrooms
Layouts are agreed with you, then the services follow that drawing. Waste, water, extraction and power are moved before a unit goes in. Wet rooms are tanked and the falls set to the drain. Cabinetry and worktops are specified to the millimetre, every fitting commissioned.
Roofing & Waterproofing
We take a roof or terrace back to the deck, correct the falls, and lay insulation and membrane with every upstand and outlet detailed by hand. The build-up is flood-tested before anything covers it. Only then do decking, tile or stone go down on top.
Climate, Lighting & Home Systems
Ducted cooling, ventilation and underfloor circuits are routed while the walls are open. Lighting is drawn before the plaster goes on, so coves and drivers sit inside the ceiling rather than on it. Every circuit is zoned, commissioned and set the way you live.
Exterior, Terrace & Pool
Levels, drainage and waterproofing are set before a stone is laid. Decks, paving and coping go down on pedestals or mortar to hold their line, with pool plant, lighting and irrigation run beneath them. Fixings and finishes are chosen for salt air.

How It Proceeds
Before We Begin
Nice, asked and answered
- Can original features be kept in a full renovation?
- Often, yes. Mouldings, doors, parquet and cement tiles survive far more often than people expect, provided they are protected early and handled by the same people who will refit the room. What can be saved is decided at the survey, not improvised on site.
- Do you work in the protected quarters?
- We do. Façades, windows and roofs in those quarters carry constraints that belong in the written scope from the first day, alongside whatever consent the work itself requires.
- Villa or apartment?
- Both. A villa on Mont Boron or above Fabron takes the envelope first, so roof, waterproofing and terraces, and then the interior behind it. An apartment runs the other way. The contract, the fixed price and the promised day are identical.
- How disruptive is it for the neighbours?
- In an old building, less than the noise would suggest. Routes are protected, cutting is extracted where it is made, and hours are agreed with the building rather than assumed. It is the same discipline we use in Monaco.
